Condominium Living

When you buy into an apartment-style condominium, you buy into living within the same building as everyone else, following the same bylaws, policies, rules, and regulations. It is the responsibility of the condominium owner to familiarize themselves with the bylaws governing the condominium. The owner is responsible for following all of the bylaws at all times.

It is in the interests of the condominium as a whole to provide an environment that is agreeable to the majority of the owners and maintains the value of the condominium. Bylaws insure no compromise to the value of the condominium.

At the time of purchase, owners receive a set of bylaws, policies, rules, and regulations of the corporation. Owners must familiarize themselves with them. That is expected when buying a condominium.

Everyone in the condominium is held to the same standard of following the bylaws. There are no exceptions.

It is the responsibility of the Board of Directors through their management company to make sure that everyone follows the bylaws. This is not an option.

An owner may request a change of the bylaws. For details please read the bylaws and the condominium act. The majority of the owners make the bylaws, and may change them at a special general meeting.

Successfully living in a condominium community requires that we have courtesy and respect for one another. That also means that we should watch over one another and report people who are abusive or show a lack of courtesy towards their fellow community members.

The authority of the Board of directors to make and uphold policy comes from the condominium Act and from our own bylaws. See in our bylaws "POWERS OF THE CORPORATION", Section 5 "In addition to the powers of the Corporation set forth in the Act, the Corporation through its Board, MAY and is hereby authorized to:

(g) make such rules and regulations as it may deem necessary or desirable from time to time in relation to the use, enjoyment and safety of the common property and do all things reasonably necessary for the enforcement of these by-laws and for the control, management and administration of the common property generally, including commencement of an action under section 36 of the Act and all subsequent proceedings relating thereto;
