The Condominium Corporation
The Condominium Property Act of Alberta requires condominium properties to establish corporations. These corporations are responsible for the enforcement of bylaws, and the control, management and administration of real, personal property and common property.
The Condominium Corporation for Mountain View Terraces is comprised entirely of volunteer owners. Your elected Board of Directors acts on your behalf, thereby representing the corporation.
Governance of MVT
The Condominium of Mountain View Terraces is governed by volunteer individuals who stand for election at each Annual General Meeting (AGM). The resulting Directors form the Board of Directors for the coming year. Some of these elected Directors assume the roles of Officers of the Corporation of President, Vice President, Treasurer, and Secretary. According to the Condominium Act the Board consists of at least three (3) individuals and not more that seven (7) individuals each year. The Condo Information Center suggests that five (5) members form the most effective number for a Board.
The Board is responsible for managing the finances of the corporation, defining and contracting vendors to deliver services (such as snow removal), and the maintenance of properties owned by the Condominium Corporation. To assist in this task, the Corporation employs a management company, Diversified Management Southern, who address the day to day financial and operational duties of the Corporation. Time and again, as the need arises, the Board will ask for volunteers to form a committee to complete a specific task. In addition, the Board may seek the services of individual volunteers who are asked to manage specific set of responsibilities.

To facilitate the team-work required by the Board of Directors and to provide an open and honest Board, the Board members agree to a set of Ethical Guidelines. These guidelines provide a framework for volunteers to understand the ethics of serving our community to the best of our ability.
