Real estate Sign Policy for Mountain View Terraces
Our bylaws under "Duties of the Owners", section 3 "An Owner Shall", sub-section (e) not place bed sheets, towels, foil, opaque materials, political, “For Sale” or any other type of signs or advertising notices in or on any exterior window of his residential unit without the express written consent of the Board first had and obtained; Effective January 1st, 2009 the Board of Directors put into effect the following policy, expanding this bylaw.
Purpose and Reasons
Your Condo Board of Directors has received complaints from both owners and neighbors about the proliferation of realtor signs along the boulevard at the entrance to the property. It is commonly felt that these signs devalue the property and are a deterrent to those wishing to sell.
A sub committee comprised of a cross section of owners from both buildings, including some who are in the process of selling, was struck to address the issue. The discussion revealed that few sales actually come from signs and if there is an advantage it belongs to the realtor. Other condo complexes were contacted and many have a no signs policy.
It should be noted that in the current By-laws and Policies and Procedures it is stated that “For Sale” signs are not permitted in the common areas. The recommendation of the sub committee to expand the current policy to include realtor signs along the boulevard at the entrance of the property was accepted by the Board. As a result this will be in effect as of January 1st 2009.
Those who are presently selling or giving consideration to selling are asked to make their realtor aware of this policy.
