Policies and Procedures for Mountain View Terraces
The following policies and procedures have been made by the Board of Directors under the provisions of Section 5(g) of the Bylaws of the Owners. They are intended to emphasize and clarify certain parts of the By-laws that are most pertinent to the daily operations of our Corporation.
Bylaw "POWERS OF THE CORPORATION", Section 5 "In addition to the powers of the Corporation set forth in the Act, the Corporation through its Board, MAY and is hereby authorized to:
(g) make such rules and regulations as it may deem necessary or desirable from time to time in relation to the use, enjoyment and safety of the common property and do all things reasonably necessary for the enforcement of these by-laws and for the control, management and administration of the common property generally, including commencement of an action under section 36 of the Act and all subsequent proceedings relating thereto;

General Policies

No storage on balconies is permitted except patio furniture, plant boxes and BBQ's.
Hallways are to be kept clear, no boxes, mats, or shoes etc.
There are boxes located in the garbage room for recycling. Follow the directions on the signs. Money received will be used for special projects.
The building is centrally heated. Any problems should be reported to the Management Company.
Emergency exit doors are for emergency use only. Residents must use the front doors when entering and exiting the buildings.
Because we have had intruders in the garage, each driver is requested to monitor the garage door until closed when they enter and leave (takes about 20 seconds).
Plumbing leaks can be very costly. Locate your water intake valve and if you plan to be away, turn the valve off and arrange to have your suite checked regularly.
No propane tanks are allowed in the building, parkade, or on the balconies.
Satellite dishes are not allowed.
Hardwood flooring is not allowed on the second or third floors of the buildings. See our hardwood flooring document for additional details.
Coin Vents: Effective Sept. 10/18, the Corporation accepts responsibility for any automatic air vents affixed to the hot water heating system located within Individual Units.
Parkade and Parking

No vehicle using propane may be parked in the Parkade.
No vehicle more than 18 feet long or 76 inches in height including the aerial may be parked in the Parkade without the consent of the Board.
Owners may only rent parking stalls to residents. If a stall is rented, the owner must inform the Board and supply the license number and name of the renter.
Residents must have permission of the Board if they wish to allow a non-resident guest to use their parking stall.
No vehicle, which leaks excessive amounts of fluids, may be parked in the Parkade. If fluids do leak they must be cleaned up immediately.
A Bicycle Room is located in the Parkade. In order to keep our carpets clean, no bicycles are allowed in the halls, suites or balconies. Bikers should enter through the Parkade side door.
The surface parking area is for visitors only.
Move In / Move Out (Revised December 2017)

To those moving in, welcome to Mountain View Terraces! As a new resident, we would like to share our moving in/out policy with you to ensure a smooth transition. If you are leaving us, these guidelines are provided for your direction and we wish you well in your new home.
Please review and familiarize yourself with these policies. As of January 1, 2018, the policies will be implemented as written without exception. If you have any questions, please send an email to info@mvtcondos.ca : attention to the move committee or place your question with your name and phone number into the suggestion box in the lobby found in each building. Thank you for your cooperation.
The following are the move in and move out policies and procedures for Owners:
All moves must be booked five (5) working days in advance with the move committee, through the management company by emailing info@mvtcondos.ca or calling 403-230-7376. It is preferable that moves occur weekdays between 8:00 a.m. and 5:00 p.m.
The move committee makes arrangement for the elevator pads with the cleaning staff.
The move committee, through the management company will inform the condo board of the move including date and time and will provide a contact name for further assistance.
All moves must take place through the front main doors only.
Moving trucks must not back up to the front doors of the buildings (underground sprinkler system and sidewalks could be compromised).
Movers must transport items on sidewalks only, not on lawns due to sprinkler systems.
Items can be moved into the lobby and then transported from there providing residents still have ample access.
A key for the elevator can be obtained from the Move Committee. A refundable fifty dollar ($50) deposit is required (payable to Mountain View Terraces) and will be returned when the key is returned. DO NOT LEAVE THE KEY UNATTENDED.
The elevator cannot be locked off for extended periods of time and we trust you will show consideration for our residents who have mobility constraints or other needs and require the elevator.
A non-refundable moving fee of one hundred dollars ($100) will be collected prior to move in or out.
Residents moving in/out are required to provide security at the front doors and advise move committee of the person’s identity. FRONT DOORS ARE NOT TO BE LEFT PROPPED OPEN AND/OR UNATTENDED.
DOORS MUST NOT BE HELD OPEN IN ANY WAY THAT COULD DAMAGE THE DOORS.
The move committee will advise residents of the move in or out by posting notices in the building.
VIOLATION OF ANY OF THE AFOREMENTIONED RULES WILL RESULT IN A TWO HUNDRED AND FIFTY DOLLAR ($250.00) FINE. Outstanding fines are subject to an administrative fee.

The following are the move in and move out policies and procedures for Owners of Rental Suites:
Condo by-laws state that no move can be scheduled if the unit has an outstanding debt.
In addition to the move policies and procedures outlined above, owners who rent or their representative must:
Be present for the entire time of the move.
Be responsible for ensuring all rules of the move policy are being followed for the entire time of the move.
Prior to a move in: the owner or a representative will:
Arrange for all prospective renters to attend an information meeting with 2 members of the move committee. This meeting will be held in the lobby of the building and is intended to provide information to renters regarding their responsibility to the community and to the upkeep of the building itself.
The committee will schedule the move when certain that the renter has a clear understanding of the by-laws and policies which allow the community to function successfully. The renter will sign indicating that they understand and agree with the rules and processes of the corporation as well as the move policy.
Important: If English is a second language for the renter and communication and understanding could be an issue, the owner must ensure that an interpreter is present for the information meeting.
As with the move policies and procedures outlined above, any violation of the rules and processes will result in a two hundred and fifty dollar ($250.00) fine. Outstanding fines are subject to an administrative fee.
The move committee would like to thank owners in advance for your cooperation in making sure the move in/out of renters is a positive experience for everyone.
Real Estate Signage and Lock Boxes

No signs are allowed on individual units, common property or anywhere along the road in the front of the complex.
Lock boxes are not to be put on the front doors of either building. There is a place on the railing of the staircase of building one (East End).
Leasing of Units

An owner who wishes to rent the unit must provide the Board with a written notice of his intention to rent.
The above notice must include an address at which he may be served notices from the Board and show the amount of rent to be charged.
The owner must give the Manager written notice of the name of the tenant and contact phone number within 20 days of the commencement of the tenancy or the cessation of the tenancy.
Pets - General

Birds and fish, which reside in an enclosure at all times, are allowed without Board approval. All other pets are only permitted on the property with prior Board approval.
A Pet Agreement must be submitted to the Board in writing.
Pets are not to be tied to patios, railings or anywhere else on common property.
All pets are to be taken off the property for walks.
Owners are financially responsible for any damage caused by their pet.
Any infractions of the pet agreement will be met with one warning and then fines for each subsequent infraction (See Schedule A)
If the behaviour persists the Board has the right to withdraw their permission and give the owner notice that they have 7 days to remove the pet from the premises.
If the pet is not removed from the property within the 7days the owner will be fined on a daily basis until the pet is removed.
Pets - Dogs
Effective September 5, 2017, dogs are prohibited from residing in or visiting in the buildings and are not allowed on the grounds.
Pets - Visiting Dogs
Visitors are not permitted to bring dogs onto the property.
Pets - Cats
All cats must be licensed by January 1, 2007.
Cats taken for walks must be promptly cleaned up after.
Cats in the common area must be leashed at all times.
Cats are not permitted to run at large on the common area and are not allowed in flowerbeds or other landscaped areas.
Cats are not permitted to make any excessive noise (eg howling).
Only one cat per unit, unless the Owner has obtained prior approval from the Board.
